HOW MUCH DOES IT COST TO FLOOR A HOUSE IN IRELAND? 2026 GUIDE

Every flooring quotation is built from the same set of variables. Understanding them makes it far easier to compare quotes properly, decide where to spend and where to save, and budget realistically for your home.

Why there is no single price per house

We are deliberately not publishing average prices here. A figure taken from another home tells you almost nothing about yours: the area, the ranges chosen, the sub-floor and the stairs differ every time, and product pricing moves. What is consistent is the list of factors a quotation is made from — so that is what this guide covers.

A useful quotation is itemised. It should be clear what is material, what is underlay, what is fitting, and what is being done to the stairs and thresholds, so you are comparing like with like.

What determines your flooring cost

Property size and rooms covered

Quotations are built from measured floor area. Flooring three rooms is a different project to flooring a whole house, and hallways, landings and stairs are usually costed separately from the main rooms.

Material category

Laminate, waterproof SPC, engineered hardwood and carpet sit at different points in the market, and there is a wide spread within each category too. Category choice is usually the single biggest driver of a quotation.

The specific range you choose

Within one category, board thickness, wear layer, finish and format all vary. Two engineered oak floors from different ranges can differ significantly.

Layout pattern

Herringbone and chevron layouts take longer to set out and cut than straight plank, and waste allowances differ. The same product costs more to install in a pattern.

Underlay

Underlay specification changes with the floor type, the sub-floor and whether underfloor heating is present. Acoustic and moisture-barrier underlays are specified where needed.

Sub-floor condition and preparation

Levelling, moisture management and preparing an uneven or damp sub-floor add work before a single board is laid. This is checked at the measure so it isn't a surprise later.

Stairs

Stairs are labour-intensive and are always priced on their own — the number of steps, winders, landings and whether you choose a runner or a fully carpeted flight all matter.

Door bars, trims and skirting

Thresholds between rooms, scotia or beading, and how the floor meets existing skirting all form part of a properly finished job and part of a complete quotation.

Existing flooring and removal

In a renovation, lifting old flooring, removing adhesive residue and disposing of waste is real work. In a new build there is typically nothing to remove.

Access and installation complexity

Room shapes, fitted furniture, tight stairwells and working around other trades all influence how long an installation takes.

Comparing flooring materials on value

Rather than thinking in price alone, it helps to think in terms of where each material earns its place. Laminate gives a wood look with strong everyday durability. Waterproof SPC earns its place in wet and high-traffic rooms. Engineered hardwood is a genuine timber floor with the longest visual life in a main living space, and herringbone adds a design statement that costs more to install than a straight lay. Carpet is usually the warmest option for bedrooms.

How much should I budget to floor a 3-bedroom new-build home?

This is the question we are asked most, and honest advice matters more than a number. In a typical three-bedroom new build the figure is driven by a handful of decisions: how many rooms are being floored at handover, whether downstairs is laminate, SPC, engineered hardwood or herringbone, whether bedrooms are carpeted, and how the stairs and landing are finished.

Two identical houses on the same estate can end up with very different quotations purely on those choices. There is also the practical side of a new build: bare screed throughout, no existing flooring to remove, and often underfloor heating that influences which products and underlays are suitable.
